Terms and Conditions

  1. Houses for You (H4U), acts as an international provider of accommodation and hospitality services through the rental of rooms in shared apartments and houses for students with geographic temporally mobility for any reason.
    The minimun period of tenancy will be one month.
  2.  Applicants must apply for accommodation at least 48 hours before the arrival, in order to assure the booking confirmation and the check-in instructions reception.
  3.  Houses for You will arrange accommodation only when the correctly completed application form will be received together with the photocopy of the bank transfer for the amount required and the Passport.
  4.  For the accommodation in shared or individual apartments, the administration fees should be paid together with the deposit required.
  5.  Once Houses for You has received the documentation regarding payment made, and the transfer will be verified by the Accounting Office accounting@housesforyou.es , a confirmation email of the reservation will be sent from the Booking Office booking@housesforyou.es to the tenant, together with another email from de Costumer Service Office Support@housesforyou.es with the Check-in instructions to follow.
    The Costumer Service Office support@housesforyou.es is the company contact for the tenant, always and only by email, from the begining of the contract until the departure of the tenant.
    The Costumer Service Office (support@housesforyou.es) will always be online by email from monday to friday, from 10 to 18 hours, and only under exceptional circumstances on saturdays from 10 to 14 hours, in anycase on sundays or no working days.
  6. The applicant must inform to the Costumer Service Office support@housesforyou.es about the exact time of arrival at least ten days before doing it.
  7.  The applicant will remain in the accommodation assigned for the full period of time agreed upon in the application form. If the applicant decides to change accommodation before the departure date stated in the application form, the deposit will not be paid back.
  8.  All our flats and houses are guaranteed by H4U trade mark. Our quality of service is guaranteed by more than 10 Universities and agencies that we collaborate with and our apprehended experience from 2003. The price of our rooms depends on the location of each apartment or house. The company reserves the right to change these prices at any time.

Important: The name of the applicant and the concept “Accommodation” should be clearly stated when sending the transfer. The applicant must pay any bank charges.

  1. If an applicant wishes to cancel its reservation, a written notice must be sent an email to Houses for You, booking@housesforyou.es two months before the applicant will be supposed to begin the period of stay. In this case, the applicant will receive a full refund of the deposit, but no refund of the administration fees.
  2. If the cancellation is made after the deadline (two months before the applicant will be supposed to begin the period of stay), then the applicant does not have any right to be paid back the amount paid.
  3. Houses for You shall pay the amount of the advance signal, minus bank expenses. The tenants will assume all transfer charges.

On the one hand, Ornia Llorian & Asociados, S.L. (Houses For You Group), acting as an international provider of accommodation and hospitality services through shared apartments and houses, renting out a proportional part of a property, and on the other hand, the undersigned and applicant for the accommodation described in the attached application, which includes the rental price and duration of the contract, agree as follows:

  •  When the tennt arrives, (it has to be announced before to H4U, he/she has to provide a photocopy of its idetification documents (passport and/or ID card, etc.). H4U has to be informed about any change on arrival time or date by email to the Costumer Service Office support@housesforyou.es
  •  Upon check-in, the tenant will find the lodging in a clean and tidy condition. Once the lodging is made vacant after the check-out, H4U cleaning services will be on site to proceed with the clean sweep, specifically in the room as well as the common areas linked to the room. A minimum task of two hours will be deducted from the tenant’s deposit in order to assure a quality service, with a €16/hour cleaning fee. In case that H4U cleaning services need extra time to complete their job and leave the room in the original condition, this extra time will be charged too.
    H4U cleaning services will also clean and double-check the condition of wardrobes, fridge shelves, drawers and common areas used by the tenant. Any belongings, objects, food, etc left in the room, fridge and/or wardrobe will be removed. H4U will not take responsibility for any possible claims from the tenant on this respect.
  • The rent is payable monthly and must be paid in full for each month commenced. The tenant shall pay the full monthly rent regardless of the date of arrival and departure.
    The monthly rent includes regular cleaning services provided by the company’s staff in the room or common areas (beyond the initial and final cleaning), reception and permanent customer service during extended hours by the Business Area Manager, maintenance service, internet and telephone service in the home for residents, as well as online customer service legal services via email for the preparation and delivery of lease agreements and the resolution of any questions that may arise in this regard.
  •  If the applicant wishes to extend its stay in the assigned accommodation, he/she will have to agree on a new leaving date and price for the extended period directly with Houses for You by email with its Costumer Service Office support@housesforyou.es
    In contract extensions, the deposit and fees paid by the tenant for the reservation will be valid. If it were a different room, even if it were in the same house, it will not be considered a contract extension, but a new contract and therefore, in addition to filling out a new application form, the reservation would have to be paid again (deposit + fees).
  • The day of collection will be always day 1 of every month (always by transfer into the same bank account used when paying the deposit and administration fees), and in case of festive or Saturday, it will be the capable previous day. If it’s not possible to pay that day, it’s necessary to communicate H4U so that you can receive a new date for doing it before the day 1 of the month. The transfer should be made at least two business days before the day of collection, so that the money arrives to the bank account on the 1st of each month and the proof of payment recieved by email in support@housesforyou.es
  • In case of non-payment of the monthly rent and SEVEN calendar days elapsed without payment of the amount, the tenant must pay the amount of 20,00€ per day elapsed, ie, from the eighth day until full payment of rent due as compensation for damages and as necessary as penalty clause freely agreed.
  •  The costs of electricity, water and gas are borne by the tenants; are shared equally among the tenants of the apartment. These expenses will be paid together with the monthly rent, also by bank transfer, and once the regarding bills will arrive from every company supplier, and the Costumer Service Office support@housesforyou.es will inform of them to the tenant.
  •  The deposit may be used to cover the following possible eventualities: If the tenant does not comply with any of the accommodation general terms and conditions. If the tenant vacates the property before the dates indicated in the form and/or leaves the accommodation without giving notice. Damages caused by the tenant in the accommodation, due to incorrect use of facilities. Don’t pay the previously agreed expenses.
  •  The deposit will be returned to the tenant starting the 15th day of the month after ending the contract, and only when the corresponding water and electricity bills are received. Thereafter the accounting office accounting@housesforyou.es will contact him to verify bank details and once confirmed them, and in a single monthly remittance between day 25 and 31 of each month, the deposit will be transferred. The tenants will assume all transfer charges. In order to obtain the full deposit, tenants will have to show to Houses for You that the flat has been left in a satisfactory condition, and that all payments have been done all right during the check-out with H4U in charge in his apartment.
  •  Each tenant will receive a set of keys of the residence. If the keys of the house are lost or misled, will be the responsibility of the tenant to make a copy. H4U will facilitate keys if it is necessary to make a copy.
  • It is strictly forbidden to hold parties or to make noise between 22.00 pm and 8.00 am. Only with the prior consent of Houses for You and other tenants will be posible hold parties or to make noise after 22.00 pm. In case of this consent, the noise will not exceed the maximum allowed by law.
  •  In case of being broken any item within the flat, the tenant will have to contact the Costumer Service Office support@housesforyou.es and follow its instructions. The general maintenance expenses will be responsibility of Houses for You and the small expenses incurred as a result of everyday usage and/or damage caused by tenants will be paid by the tenants themselves.
  •  Houses for You should inform the tenant of any visit (by email, phone call, ringing the doorbell). The tenant will not allow any stranger to enter the flat without previous notice.
  •  Family and friends of the tenant may not stay overnight in the flat without the prior consent of Houses for You and other tenants. In case of this consent the stay will not exceed one week and will becharged previosly with a fee of 20,00 € per day. Tenant will asume with charge to his/her deposit the damages caused by his/her family or friends.
  •  Under no circumstances the tenant is allowed to entry new furniture items in the flat without the consent of Houses for You. It’s not allowed the entrance of bicycles neither in the house nor the building entrance.

H4U reserves the right to terminate the contract unilaterally before its due date, and expell the tenant should any of the following circumstances take place:

  • Tenant misbehaves and generates discomfort in the house, not fulfilling the co-tenant cohabitation and mutual respect rules established which will be handed in writing upon arrival.
  • Tenant does not pay rent before the 5th of each month, as well as any supplier charges or imperfections generated during the stay once the corresponding bills have been presented.
  • Tenant shows violent atitude towards co-tenants, company personnel, or furniture, goods, dwelling and content.

In any of the above three cases, a member of the company will accompany the tenant to collect his/her belongings before leaving the house, except when violence has been reported.

In this last case, and in order to avoid new unpleaseant situations, a person designated by the tenant will collect his/her belongings together with a member of the company personnel.

In any case, and in order to avoid major problems, is the tenant allowed to get into the house again once he/she has been expelled.

 

 

Dear client, welcome to Houses for You. Firstly, we would like to thank you for trusting in our accommodation service. We hope to satisfy your prospects and needs during your stay in our houses. For this reason and from today, we offer you a professional staff in order to help you before any situation.

Next, we would like to remind you some conditions for accommodation. We think, from our apprehended experience since 2003, that are important to know and bear in mind for having a nice stay in our houses between you and the rest of our clients:

  1. The day of collection will be always day 1 of every month (always by transfer into the same bank account used when paying the deposit and administration fees), and in case of festive or Saturday, it will be the capable previous day. If it’s not possible to pay that day, it’s necessary to communicate H4U so that you can receive a new date for doing it before the day 1 of the month. The costs of electricity, water and gas are borne by the tenants; are shared equally among the tenants of the apartment. These expenses will be paid together with the monthly rent, also by bank transfer, and once the regarding bills will arrive from every company supplier, and the Costumer Service Office support@housesforyou.es will inform of them to the tenant. The transfer should be made at least two business days before the day of collection, so that the money arrives to the bank account on the 1st of each month and the proof of payment recieved by email in support@housesforyou.es
  2. Every breakdown or damage caused in the house must be immediately communicated to H4U by e-mail. The breakdowns will be fixed during the working days from Monday to Friday, the urgent breakdowns as soon as possible. If you do not convey the breakdown, H4U will not be responsible for any damage.
    Notice: You must take into account that urgent breakdowns are: to remain without electricity or water, fire or flood.
  3. Once the check-in is made you must communicate to H4U by e-mail and before 24 hours any damage that you find. The check-in process will always take place from monday to friday, from 10 to 18 hours, in anycase on sundays or no working days.
  4. Rooms must be tidy (not leave objects on the floor).
  5. You must not put objects, clothes or shoes neither in the windows nor balconies and terraces.
  6. You must bear in mind that it exists clothes-lines for hanging your clothes out.
  7. You must not exchange neither the furniture between rooms nor take it from the common areas. In addition to this, changes in the arrangement of the furniture will not be allowed.
  8. Pictures and posters are not allowed in the walls, wardrobes, mirrors, paintings, etc. For this use you will have a notice board in each room and in the common areas. If the furniture or walls are damage, the tenant will be responsible for the replacement or paint.
  9. All the houses provide a big variety of kitchen cupboards where you can put your food. Please, you must respect the common areas and not leave your things out from the suitable cupboards.
  10. You must use hermetic bags when you take the rubbish out. It is a rule of the residents association in Alicante. You can buy them at any supermarket or grocery.
  11. If the keys are lost or misled, the tenant will be responsible for making a copy. H4U will provide a key to make a copy just if it was necessary.
  12. It is strictly forbidden to hold parties or to make noise between 22:00 pm and 8:00 am. Please, bear in mind that there are neighbours and they have the right to rest. In the houses with terrace it is not allowed to make barbecues except for the tenant’s specific agreement with H4U.
  13. Every constructive comment or complaints about the cleaning services must be conveyed to H4U by e-mail and never to the cleaning staff.
  14. The repair service of H4U is responsible for the facilities and electrical appliances maintenance of our houses. The maintenance is included in the price of the accommodation provided that complaints and claims regarding malfunctioning are not the result of misuse by the tenants. If the malfunctioning is the result of misuse by the tenant, the additional costs will be charged to the tenant.
  15. The repair period depends on the availability of the technical services of the company. You must take this into account because in some cases, the delay will not depend on the H4U, but the technical service of the corresponding brand.
  16. You must notify the day and the hour of the check-out to H4U by e-mail, at least 15 days prior to departure. The check-out process will always take place from monday to friday, before the 12 hours, and in anycase on sundays or during non working days.
  17. You have to pay for the whole month if you check-in when the month is started. However, it will only be due to pay 20 euro per day if you check – out before the 5th day of the month or you check – in after the 25th of the month.
  18. The technical service of H4U is responsible for the operation and maintenance of the wireless networks in all our homes. This maintenance is included in the price of the accommodation, provided that complaints and claims about network malfunctions are not the result of misuse by tenants or a personal problem with the tenant’s computer. In the event of a personal problem or misuse by the tenant, the additional costs will be billed to the tenant. The timeframe will depend on the availability of technical support. H4U is not responsible for problems caused by the telephone operator.
  19. H4U is not responsible for the abandoned objects from the tenant in the room or common areas after checking-out.
  20. It is not allowed to smoke neither in the rooms nor in the common areas for health and life together reasons. Pets and bikes are not allowed in the houses
    except for the tenant’s specific agreement with H4U.
  21. It is not allowed to introduce and play musical instruments in the accommodation except for the tenant’s specific agreement with H4U.
  22. The cleaning maintenance and technical service and the staff of H4U will only come into the house with the prior warning of the tenants by e-mail, phone or ringing the doorbell. Only under justified causes, H4U reserves the right to come into the houses when non a prior warning to the tenants was possible by e-mail, phone or ringing the doorbell.
  23. It is recommended to take the rubbish out every day in order to avoid health and hygiene problems.
  24. Every tenant is responsible for buy or take the sheets, blankets, pillow and mattress cover. As regards to the cookware and small home appliances, every tenant is responsible for buy or bring all them which could require in order to eat and cook.
